These buildings were part of the Vi-Cocoa / Watford Manufacturing Co estate. At about this time, the company was in financial difficulties and would shortly be dissolved. The buildings were acquired by diverse companies. Most of the buildings survive.

This partially completed factory was built just after WW1 by the Watford Manufacturing Company (successors to Dr Tibbles' Vi-Cocoa Ltd). The cost of the development over-extended the company's finances and forced them into liquidation. The factory building was eventually acquired by the British Moulded Hose Co. in 1929. There was a large fire there in 1961, but after fire damage repairs, production resumed at the site. British Moulded Hose Co. remained there until 1977, after which the building was demolished. Curiously, a previous factory building on the site had burned down in 1903, while in the ownership of Dr Tibbles' Vi-Cocoa Ltd .

These buildings were built and used from 1915 during WW1 as the No 2 site of the National Trench Warfare Filling Factory, Bushey Mill Lane. The factory site was eventually occupied by the Greycaine Book Manufacturing Co. in 1926.
